Parking as an Essential Safety Component: Oleksii Koval on the Evolving Requirements of Modern Homebuyers

While European cities strive to minimize the number of private cars, the Ukrainian real estate market is demonstrating the opposite demand. According to Oleksii Koval, CEO of Perfect Group, buyers today view parking availability as a mandatory component not only of comfort, but also of personal safety during air raid sirens.

“In recent years, we have indeed adjusted projects toward increasing the number of parking spaces, as car ownership levels are rising and buyers have become significantly more sensitive to parking availability as part of comfort and safety during air attacks,” notes Oleksii Koval.

He adds that the company targets a ratio of 0.7–1.0 spaces per apartment in comfort-class projects, while for business and premium segments, this ratio can be even higher.

Other Ukrainian developers confirm that since 2022, underground parking spaces have begun serving as additional safe havens, driving developers to increase their capacity in new construction phases. Developers are working to strike a balance between demand and project economics, as an excess of parking spaces is just as undesirable as a deficit.
